Master Plan

The overall design saves nearly 200 acres enabling the work-live-play concept to ride on the geometry not the signs. The guarded inner circle is the 50-acre villa enclave, with the outside ring of 14 acres of apartments and a business sector. A huge spinal road, 80 feet wide runs through the property. Approximately 19 acres are left for green open space, more than a fifth of the residential estate. It is in excess of the 12-15% typical of similar designs that weave between the buildings to provide pedestrian connectivity and climatic respite. The intersections of offices, residences, stores and amenities are planned for comfort of everyday living and movement is kept off the motorized highways. The same rationale requires that the villas remain in the heart and the offices near the gates.

The floor designs have 4 types of flats and 3 types of villas. The apartments are divided into three levels, the Garden Block on the lower levels adjacent to the landscape, the Sky Block on mid-to-upper levels with extended views and the Signature Residences on the highest level, with individual plunge pools. The 9-foot hallway standard is used but the 10-foot height between floor and ceiling carries within the flats.
